Terms of Service

These Terms govern your use of Noa Real Estate Monitor ("Noa", "the Service"). By accessing or using Noa you agree to be bound by these Terms. If you do not agree, do not use the Service.

1. About the Service

Noa aggregates publicly available real estate listings from third-party portals (Sreality.cz, Bezrealitky.cz, Reality.iDnes.cz, Realingo.cz) and presents them in a unified interface. It is an information tool only — it is not a real estate agency, broker, or platform for concluding property transactions.

2. Eligibility

You must be at least 18 years old to create an account. By signing in you confirm that you meet this requirement.

3. Acceptable Use

You agree not to:

• Scrape, crawl, or systematically download content from Noa in automated bulk.
• Attempt to reverse-engineer, decompile, or extract data from the Service in violation of applicable law.
• Use the Service for any unlawful purpose, including spam or fraud.
• Interfere with or disrupt the servers or networks connected to the Service.
• Circumvent, disable, or otherwise interfere with security-related features.

4. Intellectual Property and Data Ownership

Listing data (titles, prices, descriptions, images) displayed on Noa originates from third-party portals. Noa does not claim ownership of that data. The respective portals retain all intellectual property rights over their content under Czech Act No. 121/2000 Coll. (Copyright Act) and EU Database Directive 96/9/EC.

The Noa interface, code, and original content are the property of the operator and are provided for personal, non-commercial use only unless you have a separate written agreement with us.

5. Disclaimer of Warranties

Listing data is aggregated from third-party sources and may be incomplete, outdated, or inaccurate. Noa does not verify listings or the identity of sellers. In particular:

• Prices, availability, and property details shown may differ from the original listing at the time you view them.
• The livability scores and price-per-m² comparisons are statistical estimates, not professional valuations.
• Price benchmarks are derived from aggregate public statistics and may not reflect current market conditions.

The Service is provided "as is" and "as available" without warranties of any kind, express or implied. Always verify critical information directly with the listing portal or a licensed real estate professional before making any financial decision.

6. Limitation of Liability

To the maximum extent permitted by applicable law, the operator shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of, or inability to use, the Service — including but not limited to loss of profits or property decisions made in reliance on information displayed by Noa. In jurisdictions that do not allow limitation of implied warranties or incidental damages, our liability is limited to the extent permitted by law.

7. E-mail Alerts

By enabling e-mail alerts you consent to receiving notification e-mails that match your configured criteria. You can unsubscribe at any time using the link in any alert e-mail or via Settings. We will not use your e-mail address for any other purpose without your explicit consent.

8. Modifications to the Service and Terms

We reserve the right to modify or discontinue the Service at any time. We may revise these Terms; the "Last updated" date above will reflect changes. Continued use of the Service after changes are published constitutes acceptance of the revised Terms. For material changes we will notify registered users by e-mail at least 14 days in advance.

9. Governing Law and Dispute Resolution

These Terms are governed by the laws of the Czech Republic. Any disputes shall be resolved by the competent courts of the Czech Republic. If you are a consumer, you may also use the online dispute resolution platform of the European Commission: ec.europa.eu/consumers/odr.
